Q: How do I find the three best Realtors in my area?

A: The most common answers you?ll find to this line of questioning are: (1) to talk to friends, acquaintances, neighbors and find out who they recommend (2) to determine which agents specialize in selling homes in your community which can usually be determined by simply identifying which agent has the most listings in your area (although if they have the bulk of the listings in your community what priority do you think they will assign to your home and yet another listing?). While these are both reasonable suggestions, your best option is to contact an agent who specializes in relocation (ie a Relocation Specialist) and works with agents from across the country (or in our case internationally) and has access to agent performance and production reports. These agents can assist you by collecting information on your property which they will then use to match you with a top local professional (or the top 2 or 3 agents in your area).

A: That is such a difficult question and as a quality agent myself, I wish there was a definitive answer.

I really believe the BEST way to find a good Realtor is to ask your neighbors who they used and whether or not they would use that agent again. Any neighbor within a half-mile radius is best. Be brave and ask! Most people will not mind sharing a good or bad experience with you.

The 2nd best method is by asking your friends & family. Who do they use and did they have a good experience? Would they use the person again? If you have a family member or friend who is an agent, they may be the best person to use if you believe they will look out for your interest like nobody else will. I?ve personally represented family in the past and sometimes it?s appreciated and sometimes it?s not. It really depends on the relative.

Also, know which qualities are important to you. Do you want an agent who ?tells you what to do and takes charge?? Or do you prefer an agent who ?let?s you talk first and makes you feel heard?? Do you like an agent giving you a formal Powerpoint Presentation in his/her office, or do you prefer an agent who is ?casual in approach meeting you at home or at a coffee shop to share their marketing approach verbally?? There?s no right or wrong answer, but knowing what you prefer will help you match yourself with a personality that suits you best. After all, you will have a relationship with this person for 30-90 days, typically in this market. In your area, homes priced competitively are selling in less than 30 days and up to about 90 days depending on how the home presents.

It may take time and effort using these methods but it will be worth it.

Once you have 2-3 names, your next step is to go to the California Department of Real Estate?s website and look up the name of the Realtor to make sure their license is current and to see if they?ve had any disciplinary action.

I represent clients throughout the state of California and work just as hard for those that are not close to my home, so don?t be afraid to use agents from outside your area, as long as they are go-getters willing to do their homework!

When comparing agents ask them how many they have sold in the area and when? Also who is invested in your community. Work with an agent who believes in your community and does more than sell homes but participates in local schools, business developments or charities. One who is invested will sell more than your home and sell your entire community when the potential buyer presents themselves. Google your city Real Estate and see who comes to the top of the list. Internet presences is vital in the world of online buying and selling. Some statistics show that over 35 percent of buyers use the internet before they even call a Realtor to help them purchase a home. You want your Listing Agent to have great presence.
